   Default  having  been  made  in  the  terms,  conditions  and payments  provided in a certain Deed of Trust, dated April 2, 1999, executed by Denis E. Tennyson and wife, Sandra K. Tennyson to James Y. Ross, Sr., Trustee, of record in Trust Book 155, Page 301, in the Register’s Office for Wayne County, Tennessee, and a certain Deed of Trust, dated December 3, 1999, executed by Denis E. Tennyson and wife, Sandra K. Tennyson to Howard Tignor, Trustee, of record in Record Book 1, Page 249, in the Register’s Office for Wayne County, Tennessee, and a certain Deed of Trust, dated November 1, 2020, executed by Denis E. Tennyson and wife, Sandra K. Tennyson to Howard Tignor, of record in Record Book 35, Page 304, Register’s Office for Wayne County, Tennessee, and to W. Andrew Yarbrough, appointed as Substitute Trustee in an instrument of record of record in Record 228, Page 975 in the Register’s Office of Wayne County, Tennessee, to secure the indebtedness described, the entire indebtedness having been declared due and payable as provided  in said Deed of Trust, I, W. Andrew Yarbrough, as Substitute Trustee, will by virtue  of  the power and authority vested in  me as Substitute Trustee, on the 7th day of October, 2020 at 10:00 A.M., at the EAST DOOR OF THE COURTHOUSE, WAYNE COUNTY, TENNESSEE, sell to the highest bidder for cash, free from all legal and equitable rights of redemption, homestead and dower, rights by virtue of marriage, and all other exemptions of every kind, which are expressly waived, and subject to any unpaid taxes, if any, the following described property, to wit:

   A certain tract or parcel of real property located, lying and being in the Ninth (9th) Civil District of Wayne County, Tennessee, on the waters of Weatherford’s Ford Creek, and said real property is more particularly bounded and described as follows, to-wit:

   BEGINNING at a point in the West margin of the Pinhook Pike Road, said point lies North 12 degrees 45’ West 137 feet; North 20 degrees West 22 feet from the center of Hunter Creek in bridge in the Pinhook Pike Road, said point being the Southwest corner of a 228 acre tract conveyed from Hassell & Hughes Lumber Co., Inc., to Champion International, as recorded in Deed Book No. 99, page 308, in the Register’s Office of Wayne County, Tennessee, also the Northeast corner of a 32 acre tract in the name of T.R. Abrams as found of record in Deed Book No. 42, page 51, in the Register’s Office of Wayne County, Tennessee; also the Southeast corner of the tract of which this is a part; thence with a fence, South 82 degrees 15’ West 100 feet; South 81 degrees 30’ West 70 feet; due West by Compass 124 feet; South 88 degrees 30’ West 90 feet to a fence corner; thence with a wire fence South 1 degrees East 62 feet to a stake in fence at intersection of a plank fence around spring house; thence with plank fence, South 89 degrees West 12 feet; South 0 degrees 30’ East 12 feet; North 70 degrees East 12 feet to a stake in a wire fence South 2 degrees East 129 feet to a point in the center of Hunt Branch, being the North boundary line of said 32 acre Abrams’ tract; thence with the center of Hunt Branch as follows: North 84 degrees 30’ West 23 feet; North 76 degrees West 185 feet; North 51 degrees West 102 feet; North 71 degrees West 161 feet; North 57 degrees West 277 feet; to a point in the center of Weatherford Creek at intersection of Hunt Branch,, being the Northwest corner of the said 32 acre Abram’s tract, in the East boundary line of a 131 ace tract in the name of James Webb as found of record in Deed Book No. 42, page 324, in the Register’s Office of Wayne County, Tennessee; thence with the center of said creek and with its meanders as follows: due North by compass 103 feet; North 6 degrees East 145 feet; North 5 degrees 30’ East 229 feet; North 14 degrees East 280 feet; North 27 degrees 30’ East 178 feet; North 19 degrees East 196 feet; North 5 degrees 30’ East 112 feet; North 15 degrees West 155 feet; North 30 degrees 45’ West 46 feet; North 20 degrees 15’ West 148 feet; North 30 degrees West 181 feet; North 21 degrees West 34 feet to a point in same, being the Northwest corner of the tract of which this is a part, and the Southwest corner of a 592 acre tract in the name of Grady and Imogene Sinclair as found of record in Deed Book No. 50, page 375, in the Register’s Office of Wayne County, Tennessee, thence with the South boundary line of said 592 acre Sinclair tract, South 83 degrees East 108 feet to a point in the West margin of said Pinhook Pike Road, the Northwest corner of said 228 acre Champion International tract; thence with said road as follows: South 15 degrees East 107 feet; South 8 degrees East 100 feet, South 16 degrees East 52 feet; South 26 degrees East 56 feet; South 38 degrees 30’ East 52 feet; South 44 degrees East 133 feet; South 36 degrees East 102 feet; South 31 degrees 30’ East 187 feet; South 25 degrees East 469 feet; South 21 degrees East 303 feet; South 20 degrees East 451 feet to the beginning, containing by estimation 22.53 acres be the same more or less, according to survey of J.N. Hurst, Tennessee Registered Land Surveyor No. 272, Tom Smoke, Party Chief, April 2, 1994.

   This being the same property conveyed to Denis E. Tennyson and wife, Sandra K. Tennyson, by deed of Larry Balentine and wife, Christine Balentine, dated May 20, 1994, of record in Deed Book 136, Page 19, Register’s Office of Wayne County, Tennessee.

   The sale of said property shall be subject to any and all unpaid taxes and assessments, together with interest and penalty, if any, and any and all other prior easements, restrictions, encumbrances, or liens of any nature.

THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
