Default having been made in the terms, conditions and payments provided in a certain Deed of Trust, dated September 15, 2023, executed by John Phillip Freeman to W. Andrew Yarbrough, Trustee, of record in Record Book 269, Page 474, Wayne County, Tennessee to secure the indebtedness described, the entire indebtedness having been declared due and payable as provided in said Deed of Trust, I, W. Andrew Yarbrough, will by virtue of the power and authority vested in me as Trustee, on the 19th day of February, 2025 at 10:00 A.M., at the EAST DOOR OF THE COURTHOUSE, WAYNE COUNTY, TENNESSEE, sell to the highest bidder for cash, free from all legal and equitable rights of redemption, homestead and dower, rights by virtue of marriage, and all other exemptions of every kind, which are expressly waived, and subject to any unpaid taxes, if any, the following described real property:
A certain tract or parcel of land lying and being situated in the 7th Civil District of Wayne County, Tennessee, Adjacent to and East of May Branch Road, about 0.22 mile North of Pumping Station Road (TN Route #227), and being more particularly bounded and described as follows:
BEGINNING in the center of May Branch Road, about 1174.00 feet North of Pumping Station Road, Fred Wilsdorf’s Northwest corner (NDR); thence with the center of May Branch Road, North 5 degrees 49’ 51” East 243.40 feet to the Southwest corner of Tract conveyed to Bobby Makurat, by deed of Kristy D. Keeton Wright; thence with the South boundary line of said tract, South 82 degrees 22’ 00” East passing an iron pin set at 25.00 feet and continuing to a total of 452.45 feet to an iron pin set in Gary Ballentine's West boundary line, Record Book 41, page 887, Register’s Office of Wayne County, Tennessee; thence with Ballentine’s West boundary line, South 5 degrees 57’ 08” West 243.38 feet to an iron pin found in Wilsdorf’s North boundary line; thence with Wilsdorf’s North boundary line, North 82 degrees 22’ 00” West passing another iron pin found at 429.85 feet and continuing to a total of 451.93 feet to the point of beginning, containing 2.52 acres, more or less, according to the survey of J. T. Dixon, Tennessee Registered Land Surveyor No. 668, July 26, 2005.
Also included in the hereinabove stated consideration and to be conveyed is a 1994 Mobile Home, VIN # AL2866I949043A and AL2866I949043B, located on and attached to the hereinabove described real property.
This conveyance is made subject to certain water rights to a well located on the hereinabove described real property heretofore conveyed to Bobby Makurat, by deed of Kristy D. Keeton Wright, dated August 4, 2005, and recorded in Record Book No. 72, page 516, Register’s Office of Wayne County, Tennessee, and reference thereto the same is made a part hereof the same as if copied in full herein.
This being the real property conveyed to John Phillip Freeman, by deed of Tanner Jones, dated September 15, 2023, of record in Record Book 269, Page 471, Register’s Office of Wayne County, Tennessee.
The sale of said property shall be subject to any and all unpaid taxes and assessments, together with interest and penalty, if any, and any and all other prior easements, restrictions, encumbrances, or liens of any nature.

INVITATION TO SUBMIT BIDS AND NOTICE
The City of Waynesboro, Tennessee will accept bids for Sewer Line Replacement & Repair on South High Street. Bidders shall submit sealed bids no later than 4:00 p.m. (CST), Friday, February 21st, 2025 to The City of Waynesboro City Hall, P.O. Box 471, 122 Public Square East, Waynesboro, TN 38485, Attn: John Hickman, at which time bids will be publicly opened and read aloud. Bids will be presented at the Commission meeting on Monday, February 24th, 2025 at 5:30 p.m. to be awarded. Bid specs are as follows: Project consist of Pipe bursting of 633’ W/ 8” Gray HDPE SDR17 ISP on a portion of South High Street as determined by the PWD. Installation of 13 4” sanitary service lateral connections, to included back fielded, stone, and pavement completely repaired. Install 13 4” two-way cleanout boxes. Install 150’ of 4” SDR 35 service line outside road. Install 80’ of 4” SRD 35 service line under road. Must provide 633’ of Pre and Post TV Work W/ Video.
Sealed envelopes shall be clearly marked with Sewer Line Replacement & Repair Bid and include bidder’s company name, contractor license number, classification, and expiration.
The City of Waynesboro reserves the right to reject any and all bids, to waive technicalities or informalities, and to accept any bid deemed to be in the best interest of the City.
PUBLIC NOTICE
City of Clifton will be conducting a PUBLIC MEETING on Monday, February 24, 2025 at 6:00 p.m., local time, at Columbia State Community College, Clifton Campus located at 795 Main St Clifton TN 38425. The purpose of this meeting is to provide information about the City of Clifton’s application for a Drinking Water State Revolving Fund Loan in the amount of $15,903,809 to construct Water Treatment Plant Improvements and the resulting impact on monthly water bills.
It is noted that 31% of that amount will be in the form of principal forgiveness and will not have to be repaid.
