Wayne County Reappraisal Changes

Wayne County will be undergoing a Current Value Update (CVU) for tax year 2025. This is a State mandated program based on TCA 67-5-1601, stating that appraisals be adjusted in the third year of a six-year reappraisal cycle if the level of appraisals are below 90% of market value. Appraisers from the Comptroller’s Division of Property Assessments have adjusted values based on the county property sales in 2024.

The change in appraisals will not in itself be a tax increase. The Wayne County Commission will be presented a lower Certified Tax Rate that will bring in the same amount of revenue as the previous year. All property owners who have a change will be mailed an Assessment Change Notice the first week of May.

Also, anyone who feels the values are incorrect can come to the Wayne County Administrative Building the week of May 5th- May 9th to appeal the values. The State will have individuals here that week to discuss the changes they have implemented. I will also be hosting three Townhall Meetings to allow Wayne Countians to come and ask questions and discuss the reasonings and changes to be expected from this CVU.

The Townhall Meetings will be held on the following dates:

• Wayne County Administrative Building, Room 400 – Thursday, April 10th @ 6:00pm

• Clifton Branch Columbia State Community College – Thursday, April 17th @ 6:00pm

• Collinwood City Hall – Thursday, April 24th @ 6:00pm
