NOTICE OF SUBSTITUTE TRUSTEE`S FORECLOSURE SALE

THIS COMMUNICATION IS FROM A DEBT COLLECTOR. THIS IS AN ATTEMPT TO COLLECT A DEBT, AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.

   WHEREAS, Samuel Shaun Taylor and Holly G Taylor executed a Deed of Trust to Dennie R Marshall, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as nominee for GMAC Mortgage Corporation, on October 20, 2003 and recorded on October 24, 2003 in Book 49, Page 13, Instrument No. 30800 in the Office of the Register of Wayne County, Tennessee. 

   WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and the current holder of said Deed of Trust Wilmington Savings Fund Society, FSB, not in its individual capacity, but solely as trustee of CSMC 2019-RPL5 Trust (the “Holder”), appointed the undersigned, McMichael Taylor Gray, LLC, as Substitute Trustee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and 

   NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, McMichael Taylor Gray LLC, Substitute Trustee, by virtue of the power and authority vested in it, will on May 6, 2021, at 11:00 AM at 1016 Andrew Jackson Drive, Suite 201, Waynesboro, TN 38485 at the Wayne County Courthouse, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in Wayne County, TN:

   Three (3) certain lots and parcels of land lying and being situated in the 4th District of Wayne County, TN, in the Town of Collinwood, and being more particularly bounded and described as follows:

   Lot No. 1:

   BEING LOT No. 12 in Block E, upon the plan of said Town of Collinwood, Tennessee, in Deed Book No. 6, Page 141, and being more particularly described as follows:

   BEGINNING AT A STAKE in the Eastern Margin of Sixth Avenue, which stake stands North 200 feet from the intersection of the Northern margin of Tennessee Street with the Eastern margin of Sixth Avenue, and being the Southwest corner of Lot No. 12; runs thence North 50 feet to a stake in the Eastern margin of Sixth Avenue, the Southwest corner of Lot No. 11; thence East with the South Boundary of said Lot 11, 150 feet to a stake in the Western Margin of an alley; thence South with the Western margin of said alley 50 feet to a stake; the Northeast corner of lot no. 13; thence West with the North boundary of Lot No. 13, 150 feet to the beginning.

   Lot No. 2:

   BEGINNING AT AN IRON STAKE, claim to be the East margin of street or 6th Avenue, the same being the Southwest corner of the lot conveyed by Hassel & Hughes Lumber Company, Inc., to Christine Reed, by deed dated May 27, 1965, recorded in Deed Book No. 47, page 300, Register’s Office of Wayne County, Tennessee; thence East with the fence and South boundary line of said Reed lot, 122 feet to a stake in the East boundary line of Lot No. 9 in Block E in the West margin of a 15 foot alley, as shown on the plan of the Town of Collinwood, which plat is found of record in the Register’s Office of Wayne County, Tennessee, in Deed Book No. 6, Page 141; the same being the Southeast corner of said Reed Lot; thence with the West margin of said alley, South 50 feet to a stake in same, the same being the Southeast corner of Lot No. 11, also the Northeast corner of Lot No. 12, which was conveyed by Wayne Land Company, to Olla Wilson, by deed dated June 10, 1939, recorded in Deed Book No. 21, Page 595, Register’s Office of Wayne County, Tennessee; thence with North boundary line of said Lot No. 12, West 122 feet more or less, to stake on East margin or said street or 6th Avenue; thence with East margin or said street or 6th Avenue; thence with East margin of said street or 6th Avenue, North 59 feet to the beginning, according to J.N. Hurst, Surveyor.

   There is included with the foregoing metes and bounds description, but excluded from this conveyance in trust, a certain lot or parcel of land heretofore conveyed to Leo Jasper Reed and wife  Mayren Jean Reed, by deed of Kenneth Wilson and wife Mary Bryant Wilson, dated September  20, 1982, and recorded in Deed Book No. 96, Page 98, Register’s Office of Wayne County, Tennessee, and being bounded and described as follows: BEGINNING as an iron stake in the West margin of a 15 foot alley, as shown on the plat of the Town of Collinwood, which plan or plat is found of record in Deed Book No. 6, Page 141, Register’s Office of Wayne County, Tennessee, the same being the Northeast corner of  Lot No. 13, in Block E, which was conveyed by Sam D. Stooksberry, to Raymond Bryant, et al, by deed dated June 24, 1996, recorded in Deed Book No. 48, Page 498, Register’s Office of  Wayne County, Tennessee; also the Southwest Corner of Lot No. 12, in Block E, as shown on said plan and being the Southeast corner of the lot of which this is a part; thence with said West margin of said alley and East boundary line of Lot of which this is a part, North 25 feet to a stake in same, thence West 122 feet more or less, to stake on East margin of a paved street or 6th Avenue as claimed to be; thence with East margin of said street or 6th Avenue, South 25 feet to a stake in same, in the North boundary line of said Lot No. 13, in Block E, also the South boundary line of Lot No. 12, in Block E, as show on said place; thence with said line of said Lot No. 13, and South boundary line for said Lot No. 12, in Block E, as shown on said plan 122 feet more or less, to the beginning, according to J.N. Hurst, Surveyor.

   Lot No. 3:

   BEGINNING AT A STAKE in the West margin of 5th Avenue as shown on the plan of City of Collinwood, which is recorded in Deed Book No. 6, Page 141, in the Register’s Office of Wayne County, Tennessee, the same being the Southeast corner of Lot No. 7, in Block E; thence with said West margin South 75 feet to a stake in same; thence West 150 feet to a stake in East margin of 15 feet alley; thence North with said East margin, 75 feet to a stake in same, the same being the Southwest corner of Lot No. 8 as shown on said plan; thence East 150 feet to the BEGINNING, containing by estimation 11,250 square feet, be the same more or less. (NOTE: this description from record this 4/9/85, J.N. Hurst, Surveyor No. 272.)

   This being the real property conveyed to Samuel Shawn Taylor and wife Holly Gaynita Taylor, by deed of Samuel Shawn Taylor and wife, Lindy Dawn Taylor, dated September 27, 2000, and recorded in Record Book 10, Page 622, Register’s Office of Wayne County, Tennessee. Said Deed was recorded on October 31, 2020 at 12:59p.m.

   The above described real property is subject to plat of the City of Collinwood, Tennessee, of record in Deed Book 6, Page 141, Register’s Office of Wayne County, Tennessee, and is part hereof as if copied in full herein.

   The above described real property is also subject to an Easement to the City of Collinwood, of record in MCL Book 33, Page 129, Register’s Office of Wayne County, Tennessee and is part hereof as if copied in full herein.
