Notice of Trustee’s Sale


   WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated September 14, 2011, and the Deed of Trust of even date securing the same, recorded September 22, 2011, in Book No. 140, at Page 379, in Office of the Register of Deeds for Wayne County, Tennessee, executed by Robert P Hill and Daylin Hill, conveying certain property therein described to Robert M Wilson, Jr as Trustee for Bank of America, N.A.; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Nationstar Mortgage LLC d/b/a Mr. Cooper.

   NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Nationstar Mortgage LLC d/b/a Mr. Cooper, will, on January 29, 2020 on or about 10:00 AM, at the Wayne County Courthouse, Waynesboro, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Wayne County, Tennessee, and being more particularly described as follows:

The following described property: In the First Civil District of Wayne County, Tennessee, and said property is more particularly bounded and described as follows: Being Lot No. 20 of Section B in the Bundrant and Hassell Oak Hill Subdivision, in Waynesboro, Tennessee, a plat of which is recorded in Deed Book 45, Page 153-A, in the Register’s Office of Wayne County, Tennessee, and the same is made a part hereof by this reference thereto, as if copied in full herein. Said Lot No. 20 was surveyed by Larry G. Baker, Tennessee Licensed Surveyor No. 198, on April 2, 1990, and the metes and bounds description of said Lot is as follows: Beginning at an iron pin in the West right of way of Culp Street, the same being the Southeast corner of Lot No. 19 Bundrant and Hassell Oak Hill Subdivision, also being the Northeast corner of the Lot herein described; thence South 08 degrees West with said right of way 98 feet to a iron pin; thence North 81 degrees 56′ 09.4″ West with the North boundary line of Lot No. 21 of said Subdivision 245.12 feet to a iron pin; thence North 14 degrees East 98 feet to a iron pin; thence South 82 degrees 03′ 50.8″ East with the South boundary line of Lot No. 19 of said Subdivision, 234.88 feet to the beginning, containing 0.54 acre more or less.

   This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the

   The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
